This pristine hunter/jumper facility is like no other. The house, barn, indoor and outdoor rings, extensive paddocks and covered horse exerciser just begin to complete the overall picture of a pastoral and enchanted property. The 8.3 acre property is almost equally divided by a charming, bubbling brook which winds its way among tall trees, some old growth, and gardens which delight. Four separate bridges span the creek to make all parts of the property equally accessible, and horse specific bridges are covered in rubber pavers to prevent slippage. The carefully tended landscaping offers feelings of peacefulness and serenity no matter where you happen to gaze.

The Cobblestone country house was fully renovated in 2008 and features a creative floor plan which can accommodate housing needs of all kinds. Covered verandahs circle most of the house providing weather protected gathering areas to sit and dream. Entering through the front door, you will encounter a double story foyer complete with an enchanted dragon fly chandelier and walls covered in skillfully crafted bookcases to make reading material more accessible. Tucked away under the forward staircase is a powder room that reflect sweet country memories. Your family will delight in the numerous bedrooms, baths and mysterious, well-hidden nooks for crafts, reading or studying. The second story master suite boasts a complete closet room for his and her belongings, a 5 piece en suite bath with a convenient laundry, two decks offering views of the indoor ring, back yard and pool area, and a very private sitting room for that quiet time you positively ache to experience. A ground floor open plan is just perfect for family gatherings, either in the amazing spacious kitchen or by the Great Room’s massive river rock wood burning fireplace. Cobblestone offers so much and more, including an entire open 3rd story to use as you wish and a secret staircase to a hidden loft complete with a perfect window seat which overlooks the property. Along with its spirited design, the house has all the bells and whistles you could wish for, featuring Subzero, Viking and Bosch kitchen appliances, a heat pump and a 14Kw generator for those power outages. And, of course, the 10-meter swimming pool for cooling down on those hot, summer days.

Cobblestone’s Gambrel style country barn can house 15 horses in stalls which measure 12 by 12 feet. There are three stalls that are oversized for large horses or brood mares with foals. All stalls feature comfort mats and windows which open to fresh air from outside (windows can be closed in inclement weather) and automatic watering systems. The entire barn floor has rubber pavers for safety, including the mid-barn wash rack with overhead infrared heater. The feed, tack, office and bathroom are heated. The feed room features specially designed counters with feed tubs below for convenience, as well as a large sink, half fridge and a microwave. The loft area over the western barn features a lovely 1,700 foot 2-bedroom apartment with deck behind, which has been registered as a legal suite with the Township of Langly. The loft area over the eastern barn is used for hay storage. Additional hay is stored below in a specially designed hay storage area located behind the barn. In addition, the barn as well as the house, are wired for security and can be armed from inside the barn or house, depending.

Additional features include the Odyssey 5-Horse Exerciser, housed in an open-sided covered building with overhead lights and water access for dust suppression. The covered indoor arena was designed with half walls open to the beauty of the surrounding fields and trees, GGT footing and a covered viewing area above with a bath/kitchen area below. The oversized outdoor arena lends itself to schooling days that reflect horse show ring sizes and jumps that will challenge all levels of equine development. The outdoor has a pump powered watering system for those hot dusty days. Paddocks and loafing sheds are artfully designed to encourage horses to feel safe, comfortable and promote social interaction when out of their stalls. All paddocks feature indoor night lighting as well as outside flood lights, which can be accessed from the main barn. Lastly, Cobblestone offers 3 fenced grass paddocks for those lazy days, and the area called the “pie piece” which has been designed as a miniature outdoor derby field for schooling. There are also two spots for RV parking for out of town guests.

Every detail of the Cobblestone property has been carefully crafted for purpose and function, but most specifically for the wellbeing of the horse. Other equestrian properties cannot provide this level of thoughtful perfection. With all of this in mind, Cobblestone Farm awaits its next steward.
